I have a couple wholesaling courses where the writer advocates this as a viable strategy.In my experiance most folks posting on Real Estate For Sale/By Owner on Craigslist are investors peddling a rehabbbed/refurbished house & are really looking for a retail buyer.I have found u have to wade thru 40 to 50 ads before you find an actual "Mom and Pop" seller with a fixer house for sale.Not a very efficient prospecting strategy.Any comments or insights greatly appreciated.

In a previous business I used Check Writer, a $20 software from Best Buy or Office Depot.

Hope that makes sense, I'm not the best writer :)What if you could find a local contractor service that manged contractors based on customer satisfaction ratings you provided as reviews....There are a lot of details here that you'll find are VERY difficult to overcome when scaling this type of business.

What I've found so far is that there's not a lot of good (read: thorough) study material on note investing and much of what I do find looks, to me, like the speaker or book writer or poster is leaving out key pieces of information either intentionally or unintentionally.

I listened to a BB podcast a few months ago of interview with well known “how to” writer/contractor who recommended a new inexpensive wood product as durable as laminate.

I am a flipper not a writer, so I use speech to text because my keyboarding is **** so excuse the occasional nonsensical word or phrase. 

It is from Aaron Amuchastegui who was the guest on the podcast as well as a writer of the book on foreclosures that they sell on the BiggerPockets Bookstore. 

We're down to a few core employees at reduced pay--just the CEO, the marketing person, the grant-writer, and the Childcare Director (we've been offering childcare to essential workers) and a skeleton building/childcare crew remain.It seems to me that "pandemic proofing" our community-centric non-profit would be essential to its long-term survival, and that real estate would be worth exploring as a way to both rescue and sustain it.

I'm a grant writer, so I tend to geek out on all things related to non-profits!
