.: @Justin Buckner.... i do think a 40% reduction in prices or rents is very, very unlikely.To predict housing prices/rents WONT drop by 40% anytime soon is like predicting the sun will rise in the East, not the N,W or S tomorrow morning...... 

Congratulations Angel, home ownership is the pillar to building wealth in my opinion.Continue building equity, buying rentals and before you know it, you wont believe how far you've gotten.

Newer ones (2008+) are suffering from seasonality now but will pick it up in Q3-Q4: if you look at historical data, Miami Dade county has always had seasonality low volumes during summer time, due to hurricane season, holidays and less tourists visiting. 

When companies reach the size of Greystar or Western Management customer service really starts to suffer.

The best roof will suffer wind damage, doors warp etc.  

I have sold subject to a number of times, and I want suffering any financial distress.  

Banks wont lend on that and allow that, at least not now.

Many wont even live till 60.People get blinded by the new shiny toy that they forget, REAL ESTATE IS THE RETIREMENT VEHICLE so why put a retirement vehicle into another retirement vehicle which you can't even enjoy until you're dead or crippled with medical issues.
