., wheel chair, walker, etc., some states (if not all) will make you accommodate these individuals at THEIR expense, and then they are responsible for putting the rental unit back to the condition that  it was when they rented it.

So just like you cannot say "No wheelchairs", you also cannot say no to ESAs.You can ask if they have pets, you can ask if they have an emotional support animal, but you fall down a slippery slope if you ask, then deny them a tenancy.

Now with the carpets out and fresh paint on the walls (done after the pictures below were taken), it smells much better :)This is a picture from an MLS listing from 2010:  Here it is today, after my husband demo'd the wheelchair ramp:We're planning to paint the exterior trim Greek Vanilla (SW) and replace the shutters with black vinyl.

By no means a legal professional and just asking out of morbid curiosity:If a person needs a wheelchair ramp and you consider it a reasonable accommodation, they are responsible for the cost and returning the unit to it's original condition.
