I see based on your profile picture that you understand the importance of reps :)  Just like lifting weights, there are a lot of different niches within REI, so I would find one you like and then find people doing it full-time.

Early on in my investing journey I experienced a ton of water damage because of water leaks in places that often goes unnoticed under sinks, in utility closets etc.I was curious if anyone else here has considered any remote monitoring water leak systems?

Lenders will want to know you have a game plan for monitoring a project and being on site frequently especially when it is your first time.

We get light weight ones and wash them about every 30 days or as needed.

@Michael I certainly understand that a 30 year pro forma is just a guess and put little weight into property value or rental income in 2040; however, I am curious about the year one pro forma and wanting to make sure that I have positive cash flow out of the gate.

Making sure you are doing more hours than any other party can be tricky, which is why you should regularly monitor your hours and the activity of your vendors. 

Get pre-approved for a mortgage, conduct site visits, use analytics tools, network with investment groups, monitor foreclosure listings, and look for areas with long-term growth potential.

You need to balance these options with alternative markets, partial cash-out refinance, or holding and monitoring.

It seems like it would be a logistical nightmare for all these cities to monitor these illegal units.
