However, for me, I would do NOTHING except issue them a lease violation warning and use their uncorrected lease violation as another valid reason to evict them.

I found the county criteria which reads as:"Property must be minimum of 1 acre, meet the underlying zone district, have adequate parking, meet the requirements set for by the Wildfire Hazard Overlay District, have valid water and sanitation, have legal access, use the primary dwelling unit, be free of violations, and have no substantial detriment to the intent of the Zoning Resolution."

That may be valid in situations that you have been in, but that mindset doesn't apply to every deal so the blanket opinion to just "cut losses" and "move on" is useless.Wrong.

The tax transcript is a little abnormal, but I would assume it is to validate a lien or judgement on the background report is paid off.
