Using a queen sheets is a very practical solution since the dimensions are close enough, though like you mentioned it will be a bit long on one side.

Personally, I focus most on CoC, which of course is dependent on your interest rate if you're using a mortgage.

If you do 203k loan (FHA renovation loan), you can wrap the reno into the loan, but it is a bit complicated on the back end with the draws to the contactor.You are using a lot of book words that may not go together in real life so you want to start going to meetups in Des Moines and meeting other investors so you can see what they have done.

If you buy a duplex and your "cost" per month is 750 (just using a number) but for you to rent or (even buy) a similar single family it would cost you 2000 a month then you are still 1250 a head every month!

If you do not want to live in the property then yes the down payment will be 20% down using a conventional loan.
