I am an agent as well and seen too many terrible things haha). 

But since J properties generally depreciate over time (not like properties back home which appreciate), the idea of sinking cash into a property that is worth less five years from now is not terribly appealing.Like you say, then the question is what sort of yield can you get, and will it cover the deprication losses?

Also, if you're going sec 8, PARMA SEC 8 well let's just say, their terrible.

The software interface isn't terribly efficient, but it performs its functions just fine)That said, I think there are some locks that have a wifi function and no fee, BUT they require interfacing with a smart hub - and the cost of setting that up combined with the amount of tech knowledge needed/potential for things to go wrong made me give them a pass.

Contractors have the ability to bid higher because there is a lot of work and if they don't get something they are less worriedThe pictures are great but the roof shingles don't look too terrible.  

Your price point of $1,100 puts you below nearly all of the competition mitigating that.The Philly L&I department has a terrible reputation.

If we are considering listing on the market, it's usually a house that is not in terrible condition.

And what one investor thinks is great, another will think is terrible and vice versa.As a conservative investor, I go with a vintage year strategy.

I dunno dude, Chicago is pretty friggin terrible for investors.
