@Peter VekselmanIt’s always buyer beware and blows my mind that people will spend a week googling what type of coffee maker, computer, tv or clothing but when it comes to signing up for a guru they literally do no background research With the amount of info in the internet today, I do not feel much sympathy for people who spend five figures on a two day training and are upset because they didn’t leave the training with ability to 10x their investment.

I have no sympathy with these types.

The fact this is a commercial transaction courts are less likely to have sympathy. 

Kids do dumb stuff and a parent that is apologetic for their kid doing something dumb gets a little sympathy from me if they have been great tenants to that point.

If I property manage my properties I lose control over sympathy or understanding for someone.

No one is putting a gun to their head and making them sign the loan papers, so sorry, no sympathy here - zero.In case anyone is thinking, 'well he obviously never had kids'.....We had 2 sons go through the higher education system.
