I almost wish I had done a cash-out refi, but property 1 is in a great area with good shot term and long term financial outlook.Maybe it's pride or just being stubborn, but the 4plex will still cash flow very well at the purchase price even with 100% financing (including capex, insurance, taxes, maintenance, PMI, margin of error, etc.)

One day we spoke about this problem and he was stubborn, forcing the tenant to allow showings before vacating, says he had it in his lease allowing it.

No flood insurance since we aren't in any sort of flood plain and it's never come even remotely close to flooding (per our neighbors who been there 40+ years).So far all my family is safe which is the most important part, although my parents are being stubborn and not wanting to leave their house with 18 inches of water in it (they do have a 2-story house).

Over the years, I've heard about some stubborn Sellers who wouldn't sell at any (premium) price, but then that "any price" became LOWER with time - because the rich buyer/s gave up, and moved on.
