Squatting is 100% illegal and we shouldn't need a court order to remove someone attempting to steal our property (or the use thereof).

I can't imagine maintenance on brand new tiny homes would cost much, especially if you did composting toilets and rerouted any grey water to a garden or something you'd have no plumbing to worry about. 

If the tenant calls you at 11 pm on a Sunday about a toilet overflowing, how will you handle it?

I spent $33,836 renovating this unit.Here's the breakdown:-Quartz Countertops: $3,500-Heat Pump System: $5,500-SS Appliances: $1,773-LVP 20 MIL Flooring: $4,406-White Shaker Cabinets: $4,000-Washer & Dyer: $400-Bathroom accessories, ceiling fans, black matte fixtures, toilets, light fixtures, faucets, etc. : $2,347-Paint, all new doors, plumbing fixtures, drywall work, garbage disposal, carpet, bathtub: $3,934-Labor: $7,976The previous owner did not do any updates to this unit for the last 25 years!

Also another good tactic is offering to let them use supplies like toilet paper, paper towels, and whatnot. 

All was well until the first lease option tenant stopped paying and squatted then the next one then the next one by the time they had 20% or so of thier portfolio non paying and they had to continue to pay on the first..

i once heard on a podcast about this, that the guy even included 'how to know if your lightbulb blew out and how to replace it.' it's not common sense to many kids who lived at home up until then. this will reduce headaches for you. how to know if a toilet is clogged and how to unclog it, what to do when smoke detectors go off from cooking...

God forbid they squat beyond that 10 months and then you are further behind.

YOU LOSE SQUAT Monetarily! 

Right now, just like other places in California there is a high rate of people entering vacant homes and squatting in them.
