There are always deals to be had, but as the market gets hotter & hotter, you have to be extremely picky, and usually its the sophisticated investors who can still execute on the decent deals because they have the contacts, the track record, understand the risks, can pay cash & can close quickly.

And they were doing things at a lot more sophisticated level. 

If I were investing out of my market I would be a lot more sophisticated in my research. mainly I would be watching job growth.

However, there will most likely be a room full of sophisticated and accredited investors.Do you need passive investors to provide capital for you to help you buy deals in your syndications like @Jay Hinrichs said?

For a few hundred bucks, hotel & air fare... you can immerse yourself in a pool of hundreds of sophisticated and accredited investors.Step #2- Follow up with all the people you met and strengthen the relationship you started. 

Jake, we work with both very sophisticated corporate investors and new ones...primarily on the sourcing and acquisition side but also to provide repair and renovation and leasing and management. 

So in all cases but one the spread is greater than 3%, and in that case (using higher-interest bridge debt) we plan to refinance into lower cost debt by year 3 which will then create a spread in excess of 3%.Unfortunately buying commercial income property (includes multifamily) requires very sophisticated financial analysis and there are no shortcuts or rules of thumb that will give you the complete picture.
