Good morning BP Family,I have leased my property to a couple who has now asked "how much would it cost us to move our son, his wife and their child in with us"? 

main difference between stock and residential real estate is that, for stock/index we invest along with the people in the world ; so price would go up and up as money is being printed ; while residential is very depend on local supply/demand. if you have 500k and invest in palo alto in 1995, your return would be much more in residential RE than stock ; but if you invest in south dakota and well you know the answer lol

Research is slow -- turns out the owner of record has been dead for 20 years -- but I eventually identify 5 people I think might have reasonable claim to the lot (if they hadn't stopped paying the property taxes 8 years earlier) - four grandchildren, and the estate executor of the only son who survived the owner of record. 

My oldest son is game, but you could hire just about anyone (think students) and pay them daily to stay.In some cases I will stay at the house temporarily and just work from there while we find a new tenant.

My son and I plan on buying our first investment property; either a duplex or triplex.

My son started college in upstate New York and I was surprised by all the rehab opportunities in the area and the demand for rentals.  

She got me spun up on spending $1000's of $'s on home improvements over the last month, a ton of time, she got our realtor spun up who's about to order us a dumpster and get his handy many out here, she got our loan officer and another loan officer spun up getting us pre-approved.

I have ownership with my wife and older son and his wife, all 25% each as members in two different properties.
