I love tankless, but my only experience has been w/ single unit models where tenant pays gas.However, I can confidently say if you are changing the water heater and pay gas, buy (not lease) a softener to put before it.

I had to install a anti siphon/back wash valve on the utility sink and we removed the water softener as it was not plumbed "correctly" - could not lock the bypass.
