I grew up in the real estate industry watching my father raise money with a PPM for large multifamily value add projects and a developments.

They aren't looking for 10% returns and they probably love the idea of getting some cash legally out of Canada.I got into Costa Rica because of the country (it's awesome), what's happening to real estate prices there and in the US (they are nuts here) and the amount of development that's happening around Potrero, the technology advancements in the STR industry, proximity to the beach etc.

Strategic management is the difference maker in this industry.

there has been a lot of talk in the industry about building multi generational housing..

We need to optimize industries our areas offer or specialize in.My area has tons of fruit orchards and crypto / blockchain mining operations.  

We are currently preparing my real estate strategy, of course using the Bigger Pockets Strategy book, as a previous business owner in another industry, there’s a lot of good and refreshing information here in this Strategy book. 

Just speaking from a cash flow management/account structure perspective.As for someone being in the real estate accounting industry for over 2 decades, I can say that State Law compliance is big on this.

Industrial land is not as valuable as an infill residential parcel.

@Richard Anderson: You've piqued my interest.Do you happen to know if there are guidelines in the banking industry as to how to handle the Due on Sale Clause when a seller sells on Executory contract to another individual?

I would love to eventually look more into hotels and perhaps the restaurant industry.
