I'd have multiple concerns :* Liability - you knowingly doing unpermitted work creating a sleeping space in the house.

Initially, my thoughts are too few bedrooms for 2200 sq ft, is there a way to have a 4th bed, that size house should be able to sleep 12-13 in our experience.We have two 1650 sq ft stilt beach houses and they are both 4/4's and sleep 12-13 and we do about 140k combined in them.

I would suggest you go on airbnb and look at homes that sleep 15 or more and look at some of what people have done with these homes to get an idea of what it takes, then look at their calendar, you'll see that they do well. 

The worst part was that they had a baby living in the house with them, after we bombed the place there was over 1000 dead roaches, and I found a live snake behind the hot water heater 4 feet from a mattress that was laying on the floor that someone was sleeping on.  

So that would sleep 8, and the master would sleep 2, so a total of 10 people using only 1 bathroom? 

That surely will help me sleep better at night. 

Try to position properties around Hospitals (teaching-hospitals work best) as these are great locations for rent by rooms for nurses and students that only need a place to sleep and cook for a couple of hours and then get back to work.
