we build a stacked triplex. get Rid of the garages, skip the suburban markets of columbus. adjacent downtown neighborhoods are selling for $320 per sq ft on average across 7 zip codes I just ran numbers in Powell you'll never get it approved for zoning maybe outside in delaware county but you are only building more rural.

I get low DP, being creative and all that, but I bet skipping proper title DD on top of not knowing how to handle hazard or title insurance beneficiaries will blow you up. 

Skip the pre-packaged tools and build your own, focusing on the fundamentals.

We will skip tax advantages, as this case by case and too much math to make argument here. 

So we have gifted nieces, nephews, family friend’s children money for their college fund, and some select charities.my son recently has talked about a few paths in a couple months: 1) green peace 2) continue formal education in Europe (he is fluent in German and has some Spanish but can pick up languages fast - he got this from my mom (skipped me)) 3) RE investor, but he does not have an understanding what it means to be an RE investor.  

And some just skip the rentals all together and just make HML PML buy debt etc etc.. thats more my speed..

No need to skip the step unless you plan on dying in the house.

Or you can skip trace their tel number and talk to them over the phone.
