Last night after a long day of work and trying to buy a couple Christmas gifts for the kids (I am so behind) I got emailing/texting my property manager about an idea to leverage some staging I did at my apartments into a full on furnished corporate rental option....simultaneously I was emailing back and forth with my contractor about our rehab project....while simultaneously updating my website, tracking invoices, preparing financials for my CPA....and eventually at 12:30am I threw in the towel on getting up at 5am to get my run in (also training for my 23rd marathon).  

It has been really hard to find Does anybody here in Columbia, South Carolina knows an attorney that handles assignments of contracts or simultaneous closings?

Re-financing once equity builds and then using those funds to purchase however I’m not understanding the finances behind it.Here’s a hypothetical example (Actually based on a home purchase by one of my friends in the junction):Original purchase price: 450kNew value: 950kHELOC available: 280kEven if you took the HELOC out for the next property (ex. a 500k purchase) you’re now paying interest on the mortgage and HELOC simultaneously.

I decided to dive in on Credit cards, Index stock investing, raising my credit score, and creating a retirement account at 20 all simultaneously, and have grown from there.

They all know what they know...and they don't know what they don't know...and it's what they don't know that allows those of us that are willing to pay for our education, to be able to make deals happen above and beyond anything the "free" education doesn't teach.Learn how to analyze RE markets, Learn how Money Works (I guarantee this is something you've never been taught), and know how to develop a REI Plan...and learn how to use all three of these knowledge bases simultaneously for success.

After securing financing, I'm guessing I should pursue working with an attorney and securing investment funds for the downpayment simultaneously, and then contact the real estate broker selling the property?
