Otherwise you're looking at like a 8.99% 12-month bridge loan if you want to fund the construction piece too.

Invest the rest.Now you've got income, a primary residence situation that's crazy advantageous, a piece of rental real estate you can cut your teeth on, minimal or no personal debt, and some active working equity investments. 

I know because we have a 5 acre piece that is worth 200k and if we added a 6k square foot metal building, we could sell it for 450k all day long.
