Sometimes the best investments are the ones you wait for.Here’s the kicker: utilities and zoning can make or break these plays.

I guess an appreciation play would be the only thing that makes sense over here.

A couple factors that come into play when assessing cost:1.

Not seeing any real gentrification because of that, IMO.On the positive side, we do finally have a new Mayor that is actually from the City, but so far he seems to be playing the same games as his predecessors.

For our next play we want to get into a single or multi-family, and preferably participate in what seems like a booming market in Florida. 

., the actual management of the property & tenant play a large roll in how long tenants stay in their home.

I golf, play a lot of softball, run most days, walk my dogs, do some real estate projects.... stuff like that. 

You're not playing  landlord anymore, but can make some $$$ if/when you need to.

I'm still playing with the layout and trade-offs.
