Hi, everyone, this is my first posting and I wanted to present this situation to you and get your feedback.I'm a student who is going to buy a duplex with the intentions of living in one side and renting out the other.My questions is should I really scour for a side by side place or should I get one that is top/bottom.

I scoured the market for months, meeting owners amd yard sale holders, finally finding a little rental that needed work. 

We have both scoured the forums, we listen to the podcast, and we have all of the free eBooks.

I scour the MLS and investor sites frequently, my realtor and property manager also bring potential deals to me once in a while. 

Ive been scouring Trulia as well as homes sent by my agent in the Charlotte, NC area but I'm having a real hard time finding any of them worth while.What I'm finding is that the rents don't work for the asking price or they are condos and any profit is eaten up by the HOA fees. 

Any recommendations of websites to scour would be appreciated!
