yup that ship sailed there are still some however far and few between.. 

Hopefully it's smooth sailing from here on out, and hopefully you'll be able to sell the property quickly.If the tile was already purchased, they should have installed it and likely just didn't want to spend the extra time on the job since they've already been paid.

So I reversed course, no refi out, refi for about the same amount I had in each property, and the refi's sailed through.

That whole ship has long sailed away.I did in fact consider inflation. 

If a property works for them i forward it to the bank, everything sails through and i get a message a few weeks later that we’re cleared to close.

Do not include the ones about not being cleaned...that ship has sailed. 

I was repeatedly lied to, neglected, and in the end, assumed that I wouldn't review their (incorrect) work before signing.They told me everything was smooth sailing (including calling me 48 hours before closing to confirm that I was good to close) up til 2 days before my closing at which point, it was revealed that no action had been taken on my loan. 

I am currently knocking another item off my bucket list, sailing around the world with my 68 year old dad.
