It seems like there are two concurrent arguments going on at the same time between you and tenants.Should they have called in a repairman to fix the issue without your prior consent? 

For example, our prop. management company charges a $40 trip fee each time a repair man or agent has to go out to the property.

We aren't going to be able to fly up on a moment's notice to let in a furnace repairman while the tenant is at work, for example, so how is something like that handled?

If the repairman said it's from fingernails then it's from fingernails.

Know that premium brands like Carrier use a lot of parts in their units that are Carrier specific… meaning when a part fails it has to be replaced with a Carrier part - not a generic that a repairman would have on his truck.
