@Brian NaumannI had read several posts in the thread before I realized that you are right here in Mishawaka.As @Jay Hinrichs said, there is plenty of low hanging fruit right here in our area.Hopefully you found a good mentor who will point you in the right direction.South Bend has a lot of cheap C class and below properties, so does Mishawaka to a lesser extent.

@Derrick Holmes, first off, welcome to BP the bestest of all REI sites...I would commence by warning you off of land, as an investor that bought, sold, rehabbed, subdivided and rezoned land both raw and improved, it's by far the trickiest of all real estate endeavors; HENCE more rewarding.

Some old park owners pile expenses from other businesses to reduce NOI to reduce income which reduces taxes.You need to buy the 30 day due dilligence kit from Frank and Dave at mobilehomeuniversity.com.The sellers (and or broker) are idiots taking raw income dividing by 0.1 (10 cap) to arrive at asking price!!!
