@Tom Grieshammer Going to guess you are applying Class A assumptions to a Class D property?

There are always opportunity on the MLS....properties that are listed/categorized incorrectly....properties that rely on public record square footage that is not accurate but the broker is too lazy to verify and simply relies on the autofill data, properties that have base zoning that allows for a better use, properties with unique characteristics that are not properly detailed in the marketing information, properties that are simply listed over priced and become stale and are good negotiation opportunities. 

we do not communicate at all with our tenants as we use property managers. 

.: Its typical for real estate investors to hire a private home/building inspectors to inspect a real estate property before they buy it.

I'm evaluating a potential BRRRR property that I would likely purchase with 5% down and owner-occupy for however long necessary to complete repairs, etc. 

The real deal with larger properties is you cannot rely on your property manager - you are doomed to fail.
