That being said I get really pissed about how much the law gets abused by those who really don't have a real need.

Let them know they are being abusive to the property and it needs to stop.

However it sounds like drug abuse may fall into an illness sort if gray area and if a past conviction for drug abuse alone you may want to look into whether you have other reasons to refuse.

While AirBNB is certainly imperfect about how they handle resolutions, I think there are some valuable insights here about the necessity of documentation.Putting myself in AirBNB's shoes, photos and invoices are absolutely critical to resolving disputes and damage/expense claims - otherwise, they would be at the mercy of people who wanted to abuse the system and make frivolous or false claims.  

Hardwood can take the abuse, but it has a limit as to how many times it can be refinished. 

A term lease is a licence to be take advantage of and abused by your tenants.

Definitely get legal advice if you are not familiar with or do not understand the landlord/tenant laws as you do not want to trip yourself up or prolong the process.   

My father told me I have to do it in increments or I will be taxed heavily and thus prolonging my strategy.  

Taking on a tenant not only resets the clock but opens up the door to additional abuses and losses incurred by you.
