My property in Odenton is not looking very good to hold as a rental since the rents are pretty break-even with my expenses.

I’m pretty sure @Corbett Brasington isn’t writing 15 offers a day or he probably wouldn’t have asked the question in the way that he did.

Hey Ashley So I would invest in a software like prop stream. you can make a list of landlords pretty easily with a software like that.

You can pretty easily find a duplex to house hack in a good neighborhood in the $300,000-$400,000 range.

if someone needs to borrow a few grand that's a pretty shaky situation.. 

@Jared CarpenterPhoenix is a strong market for home sales and the competition has been pretty strong for the last few years now as the markets have recovered greatly from 5-6 years ago.

Seems pretty good to me. 

I like the space as this is pretty fragmented vs MH, so cap rates seems to trend higher.
