The online tools are a good way to get a ballpark number and can sometimes be close to accurate, but a PM is able to tell you a more accurate amount. 

More big name companies will join the STR industry and hosts who are not exceeding expectation will be weeded out by their money power.

I'm in very similar position, looking to start my RE investing journey around Boston area and facing struggle to cash out on my stock portfolio to try to get a MF, that using BP analysis tools, will be barely break even...even in slightly farther surrounding areas. wishing us both luck though! 

I've watched several "Webinars" (pretty sure they're just hyped up YouTube videos and not what I would consider a webinar) right here from BP that are really just a push to become a "PRO" and gain access to all the tools.

I think it's a tool you should not count out if it means a tenant leaves in a month vs 6.

Also, the property is currently paying me to own it through cash flow.My main goal in my LTR business is cash flow … I’ll tell you right now that I can, of course, cash flow better in northern Minnesota where the average house costs 100k and I have the power of leveraging cash out refinances which is my biggest issue in CR… my money is stuck in the property.

The frameworks others have presented of viewing the site as a lead-generation tool where you, as the host, are handling all the payment processing and screening is pretty accurate.
