Not trying to diminish financing, but I'd put more focus on those other two pillars of deal flow and team; then start worrying bout financing.

Hi all, I've come across Three Pillar Communities, they have a nice portfoilo of assets, diversified across different states.

It's also likely rents will keep going up here in Boise - I'm not too concerned about affording the new payment in 10yrs.I really like the "4 pillars" of investing - this interest only option eliminates the loan paydown pillar and that is what I'm conflicted about.

One contractor said he would rip down, reside the house and build steps up to the door and the other contractor said he could try and stabilize it with concrete blocks and redo the pillars but that could run starting $15k and he said it could easily double or more (based on what they find when they open up the bottom). 

It doesn't capitalize on other wealth building pillars associated with real estate investing.
