The number of rooms is different, the above and below grade square footage is different, the adjustment values are different (even for the same items), etc.For those who don't believe that appraisals are highly subjective (and therefore believe they can't be ethically influenced), perhaps you can explain what happened here...

Their bond rating just got upgraded this week and is now rated Baa2 by Moody's which puts it in "investable grade" territory.The city is also appreciating rapidly but you can still find cash flowing deals if you understand the market.I could go on and on.

I realize the answer probably depends on lots of things (like the location, grade, etc.), but any info you can provide is appreciated...I have lots of experience operating LTRs, a bit of experience running a STR, and no experience operating a MTR--but I'm thinking about trying it out!
