My impression is that this master tenant is fraudulent as her listing which I still have a screenshot of lists a different City than where it really was among other things that makes me believe she is a perpetual liar.

Luckily we have two tenants who pay market rates (for now), but as you mentioned, if the market dips and they move then we'd have to lock in new tenants at lower rates pretty much in perpetuity.

Only on a forum with  agents that want the status quo in perpetuity or sellers that don't bother would a fun debate with gravel in it about whether a buyers agent costs buyers money or not could fall absolutely flat.
