Social engineering is everywhere, and some people are really good at making you believe what they want you to believe.

I think there is a good mix of people there. 

I've also held of holding properties in individual LLCs that are owned by one S corporation, which allows for a 60 / 40 split between ordinary income (regular tax) and dividends (capital gains tax rate).With the goal of minimizing taxation and liability protection, what would be the recommendation from more experienced people here?

A couple of years ago, I worked with an investor who never updated the contact information for the loan and the Bank call the seller (ex-wife), that day she was mad at her ex-husband and told the bank her ex allowed someone to steal their property from them and they got no money, she was kicked out of her house and there were strange people living there.This could all have been avoided if the investor did this process correct.Get educated, also I do not know your attorney but not many attorneys have the knowledge to do this process correctly. 

I think a lot of people like those on the Forum are entrepenurial thinkers and can design ok on their own, but of course there are some people who cannot design a doghouse and will need you for the whole project, lots of those folks out there..... :-)

I’m not a “people person” so they handle screening.

We are the kind of people who do not jump into anything without fully planning it out.

Wholesaling works different in different cities, people will come on saying get quotes and all this but in Phoenix you have to move extremely quick if it's a good deal.

It makes lead management way more efficient since they get to focus on people who actually want to do business.
