a dozen or more times.Bad surprises - The basement flooded, which meant water got into and messed up the furnace in late December, crazy rain and windstorms meant water getting through the new roof and leaking into the ceilings, a family of skunks found their way underneath the house, joists in the basement were cut out for a water line, which needed some structural repair before the bathroom could be completed.

-Has no crawlspace (common for older properties) so we couldn't see the foundation-Drywood termite/wood decaying fungi damage seen on all the windows/doors/parts of the beam on the exterior, parts of roof decking and rafters in the attic-Old leaks/moisture damage seen in the ceilings and attic-Parts of the roof has patch work-Roof doesn't have any permits on record (don't know how old it is)Seller's offer to me:-Fumigation treatment for drywood termites (tenting the house)-Replace and repair all damage wood throughout the house-Replace the entire roof with a new permit-Replace one window in every room (not all)-Pay for a structural engineer to inspect the foundation-Offer to get quotes for repairs and have a 15-20K budget to make all repairs, house is 500K.

Hello,My name is LeoOne of my investor friend has an issue with his rental property (2 story townhome with HOA)What was happened to him and the unit is1) the drain pipe on 2nd floor bathroom was broken2) water leaked in the 1st floor ceiling and walls3) in contractors opinion, this problem was caused by just normal wear and tear (already 40 year building)4) Those pipes are not shared wish other units (service the unit only) and HOA won't do anything or take care of it. 5) it will take 1-2 months for everything to be fixed up6) Tenant will need to evacuate to a hotel or shelter I have two questions,#1 In this case, whose insurance should cover the fee of tenant's hotel while the damages are fixed up?
