I believe the one benefits most besides the politicians are those low quality tenants that are hard on units, pay late, rough on the neighbors, etc.

For me, that includes late fees, the cost of the eviction filing, etc.

FYI in my case I was lucky, as I profitably sold some properties late 2021 and early 2022.

In the stages of working the acquisition side of wholesaling, making cold calls since late September 2024.

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

Young couple, late 20s, only one is steadily working but make 130k, partner would be the occupant, no pets. 705 credit but only because she doesn't have a lot of credit. 

@Grace Chee The process for this is time sensitive, you should have gotten a TRIM notice around late August, early September.

I would be prepared to file for eviction etc. if they are 1 day late on payment, but would not actively be working to get them out if there is not a blatant current violation of the lease agreement. 

But this was late 90s so way before on line stuff had taken off.
