Most turnkey companies proforma does not tell the complete story and that is why is called "PROFORMA" OR "PROJECTION", they don't account for the true vacancy, leasing fees, holding costs, and Headache factors that come with a Class C and D properties and neighborhoods.Hopefully, they can help you get to 100% occupancy and sell the property so that you can re-invest in a better neighborhood and relatively newer property like 2020 or newer if is possible in that market, or just go to another market you understand better or have some kind of connection with.All the best and keep us posted on your progress.

This is what active renters look at too which is why I believe it tells a better story of what rents are currently at compared to other sources. 

Another friend who invests heavily in Phoenix shared a story about her first deal there..she jumped too quickly into a duplex without adding a little cushion for those first-year capital improvements.

All up, I don't think it really compares to the US market in this regard though....I'm thinking of the 'Success Story Spotlight' from today (May 4th), where someone bought a triplex with good rental returns for 14K!!

I don't know the DLP side of the story but it appears as they are trying to force a sale that would wipe out the LP equity and investments. 

YUP   U take one BS u tube success story and folks will believe that before they believe folks that are actually in the business daily and for decades..

If that is one of the only contractors and the lien is considerable that’s another story - but not enough info to tell
