Periodically, you can "convert" a 1031d property into your primary residence by doing this you create an intersection with sec121 and with proper planning you can turn a significant amount of that tax deferred gain into tax free.

Start looking for a replacement to finish the job, because that is where this relationship is heading.As a side note - unless the job is extremely large (more than 400 sheets) or very unusual (lots of odd-angled intersections, curved surfaces, etc.) no drywall job should take longer than about 2 weeks at the outside top end of scheduling.

If you can get north and west it is a little better, but to be east of that intersection or South and East, I would avoid it.Also make sure, if you do move forward, to line up a good eviction attorney in that area.

One thing you can generally count on, though: if you see a lot of crime in a solidly residential area away from a major intersection, it's probably not great.

in my County they are rules concerning signs but not many follown them including RE agents..they are allowed 2 signs...one at the property and one at intersection of road leading to property.
