How is this area in Tucson

A commercial broker sent me an off market apartment deal and the numbers seem good on paper.  The deal is located near the intersection of Campbell and Blacklidge.   Trulia says this is a low crime rate area and there's a Chipotle, Albertson's, Five Guys, and Panda Express near there.  Based on this data, it seems like a decent area.  What do you think of this area?

Those crossroads aren't bad.  Especially east of Campbell. 

But just south of the Tucson mall is meth central. Think copper thefts etc. Lots of drug activity.
