Since you're a realtor I would use the same PSA forms but instead of the oref seller financing addenda I would insert language into a blank addendum.

For one, you have to remember you're the one with the solution to the problem, you're the BUYER (or you're connected with the buyers), you're the one that has to decide if YOU want the deal or not..I'll take it a step further to even say the seller should be making you the offer, I personally never make an offer, I always ask: "What's the best you can do knowing that I can do XYZ and provide (insert services here)?"

@Justin Kovach - the time stamps within the photo can be easily "photoshopped", and the time and date in the photo file properties can also be easily altered - but it would take quite an effort to insert the daily newspaper into a photo after the fact ...

pretty simple the note is not that big of deal.. its just a promise to pay.. what you want to concentrate on is the deed of trust.. simply get a copy of a deed of trust that has been recorded and redact and insert your legal description your Grantor Grantee.... the note just needs amount terms .. and any late payment etc.
