I do not have many resources, but I am comfortable taking some risk and relying on my intelligence and research.

In my case, my specialty is flipping the transferable residential development rights from resource land such as farm and undeveloped rural-residential multi-acre parcels.

I agree with @Gregory Schwartz that as long as your eyes are open, you are asking good questions, you have resources and have surrounded yourself with a good agent and PM, take the leap and learn as you go.

Forgive me kind folks here for the many questions, I consider myself a newbie and believe that even if my questions are basic and many, I persevere and try to know from resources and of course great folks like you all here to grow and learn to make the right decisions.

They may be a great resource for you to start building connections. 

So again I'm able to do that because I've built a life around real estate and it takes time a resources to consistently get deals like that.
