A welcome basket with starter coffee, toiletries, and snacks if they arrive late or have hungry kids.Our properties are on the larger size for our small town (sleeping 9-10 each) so we have board games and one even as a game room for kids with air hockey, ping pong, kids toys since we attract family groups.We've had requests for a hot tub so that would be the next addition.

By turning the temperature up to 90° the furnace isn't running hotter by any means, it is just running longer, so I don't think you can hold the tenant liable if it breaks.

What most newbie doesn't understand is:- Reality of business operation vs Forecast/Projection- Understanding X number without context is meaningless, trend is more important.Even with DSCR projection of 1.3x ; their reality later would be 1.15x only when all bills and unexpected bill arrives.
