I'm a  new RN who has always dreamt of REI.At the moment i am swaying back and fourth between purchasing a small quadplex to start out with (while i am finish grad school) or just going big with an entire apartment complex(which might hinder my studies).

But for what its worth I have an LLC and it hasnt hindered me in any way.

And I would definitely rather do real estate, but who knows, I know college is always a great option but at the same time if I don’t get the scholarships/grants I need then I feel it could hinder my real estate ability bc of the extra debt.

I think cost is a big factor and I’m sort of scared of it hindering my real estate potential.

This 24 hr call job greatly hinders me.

Therefore, when choosing single family residences make sure the location will not be a hinderance to you down the road and that it will appeal to both families and other investors in the future.

Riskier areas will create more hassles and hinder the property from being truly passive.Reserves: Can I handle negative cash flow occasionally.

This seems to be something that was missed and now has severely hindered you in your resale which should be compensated.

If the tenants decided they needed to move in sometime during the summer then the only hinderance from a "livability" standpoint is the one bathroom that has been demoed for roughly the past 2-3 weeks (finished today) but there is another bathroom available (not sure if this has any bearing but wanted to mention). 

That is a serious issue that I think may hinder creating a large rental portfolio, but being to rent to a handful of people with friends may be a viable option.
