If there's a general/marginal rule of thumb that is used that I can do to start, that would be helpful.

What do you need help with to move you toward your goal?

You can also elect a 40 Year with the frist 10 Years as an I/O interest only or I/O 5YR ARM versus the 5 YPPP and just take a 2or 3 YPPP that should help maxmize cash flow.
