To the extent you screen and get referrals for PMs, there's nothing like experience with them to figure out whether they're a match.As a holder, I wouldn't be as concerned with your buy/rehab price a little time will heal these wounds quickly.

We just stay away from areas that don't show signs of growth or such. when i started HML in Detroit in 2002  the values were right in line with teh 2017 to 2018 values you have in this chart.. then the GFC hit and those homes went down to the 2012 values in your chart along with many other markets that did the same thing. so time heals all real estate wounds it depends when you bought.
