To the extent you screen and get referrals for PMs, there's nothing like experience with them to figure out whether they're a match.As a holder, I wouldn't be as concerned with your buy/rehab price a little time will heal these wounds quickly.  

You'll hear of "hot" markets; many of those should be set on fire as it will be the only way to rid it of all that ails it.  

The paradigm shift will tell you what's the right thing to do.This your opportunity to contribute to the healing.

I hope you and your family have been able to start the healing process and grow closer in the past few months.What did you decide between those three options and how are they going?

We just stay away from areas that don't show signs of growth or such. when i started HML in Detroit in 2002  the values were right in line with teh 2017 to 2018 values you have in this chart.. then the GFC hit and those homes went down to the 2012 values in your chart along with many other markets that did the same thing. so time heals all real estate wounds it depends when you bought. 

Time can heal many but not all wounds in real estate.Is it too early to be looking for the next one?

The market could change, although many, including myself, have been expecting the market to change for well over a year and it hasn't happened yet.One of the guys on BP that has been doing this a long time (Collin H) says something to the effect that time heals a lot of REI mistakes Even if you refi and are unable to payback your HELOC immediately, you may still be happy with this house in 5 or 10 years.

But don't be afraid to take extra time if your head isn't really clear.I'm very sorry for your loss and will pray for God's healing comfort for you.

Beyond that, time tends to heal a lot of real estate wounds, which is why you've found that the NY property ended up doing well despite having no idea what you were doing.
