I am thinking now I’ll probably just grind out the next few months and build up the capital a bit more and then really go for it in the second half of the year. 

@Cameron Woodward - The market here is really tough right now - don't get frustrated if the right deal doesn't come along immediately;  while you are waiting for it, definitely get all your financials in order, network locally as much as possible, and keep grinding until the right deal comes along. 

However, the renter does have to follow basic rules regarding noise, cleaning up, no aggressive behavior, no property damage, etc.3.

It appears that there will be a slow downward grind over 2024-25 for commercial office space/buildings given the work from home trends that have developed as a direct result of COVID-19.

However, the 11pm footsteps/ moving noises above you while your trying to sleep is starting to get real old.

I am looking at doing some real estate on the side and weaning myslef off daily commute to a daily grind job. 

But you have to put in the work and absolutely grind & hustle.
