In the market in which interest rates are still “affordable”, and demand is strong, it is likely that sub to or owner financing of a free and clear property would only take place if the subject property was not financable or the seller wanted a price significantly above market value.These type of transactions are significantly more prevalent in the commercial real estate world, especially when the subject property is a “special purpose” property like a marina, golf course, church, or event center.

Golf cart license are being restricted due to to many people, sinking foundations- either to close to unrestored sea walls or not enough pilings or fill dirt not allowed to compact, off grid experience, check on sewer and water infrastructure- when the water pump went out, the island shut down, the islands systems are being overloaded, what type of experience and thus rental rates are you shooting for?

The wholesaler asked me to send him what I think the ARV would be IMO and what profit margin I am looking for and then he would go and take a swing at the owner stating he wanted these numbers so he knows where he has to start with in negotiations so he makes his money and I can still profit in the flip.
