I know people who made fortunes doing it in Oakland but they have to realize that it is very speculative and that they can't control whether any gentrification comes to fruition or not. 

I ask because to develop, price per sq ft is only a small portion of the capital needed to bring a development to fruition. 

I know this will be a long process but I'm willing to put in the work to bring this to fruition.

Most of what heavy-hitter investors do is assemble the resources to bring a well-thought-out plan to fruition (think Donald Trump).

., I think they are dazzled by the glitz of 8-10% cash on cash returns that are usually touted in these types of pro forma.But they never come to fruition in the long term.Some of them, I have seen, are educated ppl that were drawn in by promises.  

So even if a BK were to come through to fruition, we would have been paid out AFTER the 1st lienholder. 

I have heard several horror stories and wonder if there is any certain strategies that any of you all have installed that have been beneficial in making your deals come to fruition. 

Nick presents an extremely biased representation of data that spells doom n gloom since sept of 2020, almost 3 years in the making i am still waiting for the doom n gloom to come to fruition.

That sounds off but I have dealt with this issue in CA since the ADU laws came to fruition.
