So with this background information, I have a two fold question:What is the likelihood that seller is acting on his own and bank is completely in dark about this, or is the bank dictating what the dates should be on the contract, and seller is just obliging?

Plus, having half the house non AirB helps create consistency in the house with the houses "culture" and norms so when my more transient AirB guests come into the fold they are socialized quickly and welcomed.

Points and fees will be folded into the interest in determining usury.I've heard it said that if you charge 9% and two points on a two year loan it averages out to be 10%/yr thus not usurious but I have doubts about that.

:) it was also a key reason why I had a private equity firm offer to invest around $200 million with me to buy properties at the auction (which I also turned down but that's another story).I wrote it out of necessity because "back in my day" (crap, I'm starting to sound like Jay, LOL) there was no way to track these sales...everyone else was constantly shuffling through multiple file folders and legal pads trying to find info on what they were bidding on while I had one sheet of paper folded up in my pocket that told me everything I needed to know for everything going that day.

I think you are also going to be very hard pressed to turn $100,000 into $60,000 a year, because that's what $5000 a month in cash flow is.In order to possibly do this you have to leverage that hundred thousand dollars several fold and your interest rate would have to be close to zero.An alternative might be to purchase a dilapidated multifamily property or apartment building, fix it up and increase rents and then do some kind of long-term refinance.
