Filing the parent LLC was easy,  $400 to the state this time, everything online approved within a few days, but then I went to file my first series for a property. 

I didn't hire my first assistant until I had 150 doors under management.

I have had a hard time getting started and am anxious to get my first deal.

And i've only done it three times.  

I don't think your first property needs to be perfect, but doing the work in advance gives you the possibility of refi (in a good rate environment) or more equity on a HELOC.

We didn't do every building all at once but over time converted one building then another. 

He can spend the next few years-ish getting a finance degree through an online school while working part time, but he just got offered a full time position helping with sales for a local wholesale real estate company. 

This is my first section 8, but been doing other long terms for awhile but starting to see a real opportunity in voucher housing with the back log of qualified people waiting for housing. 

I guess I could do some work-arounds -- maybe reserve one unit in the first purchase for use as an AirBnb, and reserve my own time in it when needed - instead of claiming it as a primary.Are either of you (or anyone) familiar with a finance product/loan that will allow me to purchase under $150,000 (w/ strong credit) and do much of my own work and live-in a portion as a primary residence?
