.- If you're going after a seller finance deal I think once you understand what it will take to get to a finished state its simply a matter of aligning your needs as far as short term cashflow with the current rents/situation, with the net number the seller needs after the refinance.  

As a side note the "Median" rents for the whole country are on a HUD website and is updated every year to the new rent levels, so you can see how your rents compare to the HUD Median rents. 

The FMR on HUD's website are inclusive of utilities.

That's why our rehabs look more like flips and we even finish basements as we target families with kids who want to get into the school district.

We take ID's for all guests (in a website called Chekin) so would have documentation the booking guest is above 21.
