Thank you everyone for being so kind and welcoming to the group and I so appreciate the advice on where to start as this can be overwhelming when you first join and especially when you ate new to real estate and the investing world.

I know nothing about the San Antonio market but I looked into San Antonio a few years ago and was caught off guard by how high the property tax was, really ate into the cash flow.

They ate all the labels off the cans in the pantry and we started putting out traps.

Construction was closed down for two months due to a city mandate that ate up two months of my twelve-month loan with one of my HML.

I let her go and ate a $8,000 loss rather than make my tenant and her little girl homeless. 

What ate you guys seeing/doing out there?

My PM has never gone after this money unfortunately, we just kind of ate the cost.

They gave us the same excuse & we ate it.

I inherited an OOS rental when my Dad passed, and it ate me up with fees and maintenance.

It takes a long time to develop a buyer's list and property flow at the same time to generate the credibility as a new wholesaler to sell the deals and you can't sell and market the deals if you don't know ARV and rehab costs to a tee.
