Your current numbers make no sense (600K property at 70% is 180K down and 420K financed, but four 300K properties at 95% is 60K down and 1.14M financed).The odds of finding someone to loan 95% on four investment properties is extremely slim.

He has millions of dollars invested in his property and must be extremely careful that he doesnt't rent it to a person who is a crazy failure.

He gives realistic no fluff advice for those starting out and of course that's a huge part of BP audience not the guru's or the guys at are at the top already or say they are.. but real advice on how to work in a local market and do the things it takes to get there and how long it generally will take a person if they are dedicated extremely focused on the goal as Steve and his family were. 

Rental property is extremely tax advantaged based on the current tax code.

Other than that usage, there is little benefit to a typical investor having a RE license....

As a negative, it also has the largest gap between the cost to buy versus the cost to rent, making cash flow extremely difficult without committing more equity up front.

For me it's CA since I live here but the prices are extremely high for a new investor.

Separate the work into 3 separate categories: 1) Those that are specifically related to the future STR usage, 2) Those that benefit you while living in the house and have zero bearing on the future STR, 3) those that benefit both you and the future STR....assign a percentage to the usage.Be specific and complete.
